What the camera sees

A thermal camera reads the surface temperature of everything in front of it to a tenth of a degree. Wet drywall is colder than dry drywall. A stud is warmer than the missing insulation beside it. A loose breaker is hotter than the one next to it carrying the same load.

Ottawa breaks buildings in specific ways. A hundred and twenty freeze-thaw cycles a year. Sensitive marine clay that moves under foundations. Ice dams every February. A housing stock that runs from 1890s brick in Sandy Hill to a subdivision framed last spring in Half Moon Bay.

We know which subdivisions used aluminum branch wiring and which decade brought poly-B. We know what Leda clay settlement looks like versus ordinary shrinkage cracking. We know that a west-end wood stove needs a WETT certificate before an insurer will bind, and that a mature silver maple in Alta Vista is usually sitting on a clay sewer lateral with ten years left in it.

How much does a home inspection cost in Ottawa?

Most Ottawa inspectors charge between $450 and $600 for a standard detached home, and $300 to $450 for a condo. Our pre-purchase inspections start at $429 for homes up to 2,000 square feet, with infrared thermal imaging included rather than sold as a $150–$250 add-on. How long does a home inspection take?

Three to four hours for a typical Ottawa detached home, four to five for a century property, and 90 minutes to two hours for a condo. We do not book so many inspections in a day that we have to rush one.

How quickly do I get the report?

The same evening in most cases, and never later than 24 hours after the inspection. If we miss 24 hours, the inspection is free.

Should I attend my home inspection?

Yes, if you possibly can. The report is the deliverable, but the three hours you spend walking the house with the inspector is where you learn where the shut-offs are and what the next five years of maintenance cost. Clients who attend get far more out of it.

Do you serve my area?

We inspect across Ottawa and roughly 100 km of Eastern Ontario — Kanata, Barrhaven, Orléans, Nepean, Stittsville, the central neighbourhoods, and out through Manotick, Carp, Greely, Rockland, Embrun, Kemptville, Carleton Place, Almonte and Arnprior. Can you inspect inside a five-day condition period?

Yes, and we schedule around exactly that reality, including evenings and weekends. Tell us your deadline when you call and we will work backwards from it.

What does a home inspection not cover?

It is a visual, non-invasive assessment of accessible components on the day. We do not open walls, move stored belongings, dismantle equipment, or assess anything buried or concealed. We do not inspect for pests, asbestos or mould as part of a standard inspection, though we will flag what we see and can add testing. Any inspector who implies otherwise is overselling.
