Spectora is a good product with a lot of happy inspectors, and for many of them it is the right answer. This page is about the specific case where it is not.
The short answer
If you want one system that runs your business — scheduling, agreements, payments, a client portal, agent marketing — buy Spectora. Plumbline does not do any of that and is not trying to.
If what you actually want is to write a good report and stop paying rent on the software that does it — that is the whole of what we built.
Most inspectors who switch are not unhappy with Spectora's reports. They are unhappy that five years of it costs $6,540 and they own nothing at the end.

What Spectora genuinely does better
It is a complete business platform and we are a report writer. Spectora will book the job, send and countersign the agreement, take the payment, publish the report to a client portal, and market you to the agent afterwards. If you are a one-person operation trying to run all of that out of a notebook and a Gmail account, that consolidation is worth real money.
It has years of production use behind it and thousands of inspectors, which means the edge cases have been found by somebody other than you. Plumbline launched in 2026. That is a genuine difference and no amount of feature comparison changes it.
It has AI narrative generation, a template marketplace, integrations, and a support team. We have a defect library written by hand and an email address.
What we do better
You own it. One payment, no expiry. Cancel anything you like and the application keeps working, because there is nothing to cancel.
Offline is not a mode, it is the architecture. The whole application is a single file on your phone, and the licence is verified on the device by cryptography rather than by calling a server. There is no outage anywhere that can cost you a morning in a crawlspace.
The report is a file, not a link. Your client opens it in fifteen years without logging into anything, and it does not stop working when your subscription does.
Client data stays on your device. On the perpetual licence nothing is uploaded anywhere at all.
The insurance page. Aluminum wiring, knob and tube, 60-amp services, Poly-B, Kitec, oil tanks, aged roofs — the conditions that actually get a policy refused are flagged and collected onto one page the client sends their broker. We have not seen another report that does this.
Six jurisdictions. One setting changes the authorities, codes, thresholds, units and spelling throughout the library and the agreement.

Is Plumbline a Spectora replacement?
Only if what you use Spectora for is writing reports. Spectora is a business platform — scheduling, agreements, payments, a client portal and a CRM in one place. Plumbline does none of that. It writes inspection reports offline and hands you a file you own. If you need the business side, Spectora is the better product and we would rather you knew that now.
How much cheaper is it really?
Spectora publishes $109 per month, which is $1,308 in a year, plus $89 per month for each additional inspector and $3 to $4 for every report published on the Advanced plan. Plumbline is $499 once. In year two your software cost is zero, and in year five it is still zero.
Can I move my reports out of Spectora?
Your published Spectora reports remain accessible while your account is active. Plumbline does not import Spectora templates — it uses its own library of 208 defects written to the InterNACHI Standards of Practice, so there is nothing to migrate. Most inspectors run both for a few weeks and switch when they stop reaching for the old one.
Does Plumbline have AI report writing?
No. Spectora and several competitors offer AI-assisted narrative generation and photo analysis. Plumbline uses a hand-written library instead: 208 defects, each with an observation, an implication and a recommendation, reviewed by an inspector rather than generated. That is a deliberate trade — you get consistency and defensibility, not novelty.
What happens if I stop paying you?
Nothing. The perpetual licence does not expire. The application, your branding, your jurisdiction packs and every report you have produced keep working. That is the whole reason the product exists.
