How Ottawa inspection pricing actually works
A home inspection is a time-based service, so the two things that move the price are square footage and age. A bigger house takes longer to walk, and an older house has more to investigate and fewer standard answers.
Across Ottawa in 2026, a standard detached home runs $450 to $600, a condo $300 to $450, and a townhouse $400 to $500. Larger and century properties climb from there. The number that varies most between firms is not the base price — it is what is bundled into it.
Compare totals, not headlines
Thermal imaging is the clearest example. Most Ottawa inspectors sell it as a $150 to $250 add-on, which means a $399 headline becomes $599 once you include the one instrument that finds hidden moisture and missing insulation in a climate built for it. Ours is $429 with the scan already in it.
Before comparing any two quotes, ask each inspector: is thermal imaging included, how long will you be on site, and how many inspections are you doing that day?
